Acriva is real estate deal analysis software for people who have to defend their numbers. Most tools produce a confident answer and hide the inputs. Acriva does the opposite: it pulls what can be sourced — county parcel records, rent estimates, sale and rental comparables, active listings — locks those fields to their provider and date, and makes you name every remaining assumption yourself.

What comes out is a maximum defensible offer and a report that survives scrutiny from a partner, a lender or a seller, because each line points back to where it came from.

Sourced or labelled

Every figure is either a source-backed fact with a date and a provider, or it is labelled an assumption you entered. Sourced fields lock until you explicitly override them.

Formulas in the open

Valuation, cost stack, returns, DSCR and the maximum defensible offer are deterministic and named. You can follow the arithmetic line by line, and so can a lender or a partner.

AI that cannot invent

The assistant and offer generator only reason over figures already in your file and data returned by connected sources. They cannot fabricate prices, comps, rents or market claims.

No urgency theatre

No countdowns, no guaranteed returns, no black-box scores. Acriva is an educational analysis tool, not investment, legal, tax or appraisal advice.
